If we have a 1031 that is almost at 180 days and we have not identified a replacement property, is a Delaware statutory trust a good place to park money temporarily while we look for a replacement property?

If you're near to the 180 days, it's already too late to identify. You had to identify in the 45th day. So now we would have to look at other... tax strategy options for you that would help to ease that gut punch. You could talk to your tax professional to see if they are good with doing an opportunity zone. But again, we're two years away from those taxes being due, so it might not make sense. But yeah, we'd have to look at other options.
