As the sponsor, we (Bonaventure) make the decisions and operate the properties. We are vertically integrated with our own property management company. Liability exposure relates to how much "skin in the game" the sponsor has. We prioritize protecting our partners' income because we have significant capital invested alongside them, ensuring we make responsible decisions. We focus on doing things the right way rather than just generating fees. Always ask potential sponsors how much of their own money is at risk; their answer will speak volumes about their commitment.
