What if the tenants concoct false concerns to get out of paying the rent until their lease is up? And then if I don't let them out of their lease, they threaten to sue. How does a guarantor's policy help with that?

So essentially, if they're trying to break the lease or they break the lease, that is where we will cover vacancy loss. If you're holding them accountable and not allowing them to leave, that's going to be a different story. So I think the best case scenario is allow them to break the lease. That way you can start filing vacancy claims. And that's where the policy comes into play. Otherwise, if you're holding them hostage to that term, there's really not much we can do unless you're moving forward in eviction.
