Giving 90-day notice, tenant doesn't pay, offers partial payment?

Giving a 90-day notice to vacate. So if the tenant doesn't pay any rent from that moment on after you give the notice, and then they offer a small partial payment, how does that affect the eviction process after that 90-day period if they haven't still paid up?

They are still responsible for the rent through the period up until the point that their tenancy was terminated. You just can't take any rent after April. If you're in a situation where the tenant stops paying as soon as they're hit with that notice, then serve them with a 14-day notice for nonpayment.
