I own 12 multifamily buildings in New York City. I am currently in the process of selling heir rights from one of those properties. Every property is currently under its own LLC. No DSTs or any other form of trust. I was looking to 1031, the air rights sale, into another property that would also be its own LLC. Is there a smarter way to handle this? My initial thought was just avoid capital gains, but I have no prior knowledge of 721s or DSTs.

I am not an expert regarding air rights, so I will defer to the tax related question. If you are looking for something passive or access to a 721 exchange, the DSTs could be a good option to consider.
